# Site intelligence for the people who build the network.

Give REIR an address — or a set of criteria — and it returns a sourced site report:
owner of record, zoning where we hold the jurisdiction's layer, power and fiber proximity, flood, wetlands and slope, and the FCC-registered and FAA-charted structures nearby. Pulled from county rolls, state GIS and federal datasets, and released by a
human analyst.

## What's already in the air.

Before the ground matters, the airspace does. REIR lists the FCC antenna structure registrations and the
FAA's charted obstacles in reach of the site — height, owner and distance — so you know what you're building
next to. The FAA airspace notice (Part 77) is listed as a call to make, not answered.

## Zoning kills more sites than money does.

Every candidate is read against the jurisdiction's own code: the zoning district where we hold the city or
county layer, and for a tower the siting path and separation rule the code writes, quoted with the section
they came from. Where we don't hold the layer, we confirm it with the authority — we never invent a district.

## Who actually owns the dirt.

Owner of record, assessed value and roll acreage — read from the county's own published roll, with its year,
never a scraped estimate. Texas is a non-disclosure state: there is no sale price to read, and the report says so.
A number we can't read is flagged, not guessed.

04 / The interconnect **Follow the fiber**

## Data centers live and die on power.

The same fiber leaving that tower compound ends up somewhere. REIR measures the distance to the nearest named
substation and transmission line with its voltage, names the serving electric utilities from federal filings and
the fiber carriers filing service in the area with the FCC, and reads public water and sewer service areas where
they are published — then the parcel's own constraints, because the cheapest land is usually cheap for a reason.

## The building tells you what the land had to support.

For a data-center brief we report what public filings show: transmission proximity and kV, the named substation,
the serving electric utilities, the fiber carriers filing service, PeeringDB facilities and exchanges in reach, and
the ERCOT large-load queue where it applies. Spare capacity at the substation is not public — it is the utility's
answer, and the report lists that call.

Nothing auto-sends. An analyst reviews every report, checks the flags, resolves what can be resolved and states
plainly what couldn't. Sources cited by name. Gaps written down, not papered over. Then, and only then, the PDF
lands in your inbox.

Coverage

## Market reports on any U.S. ZIP. Parcel-level screening where we hold the county's own record.

Market reports on every U.S. ZIP code. Parcel screening — flood, wetlands, slope, soils, electric territory,
transmission proximity and broadband — in the counties whose parcel record we hold; the order page checks your
county before you pay. Zoning is screened from the live layer in New York City, 16 Virginia localities, the City of Dallas, the City of Fort Worth, the City of Garland, the City of Arlington, 11 Florida jurisdictions, 10 North Carolina jurisdictions, unincorporated Anne Arundel County, unincorporated Dorchester County, the City of Fayetteville, the City of Bentonville, the City of Pea Ridge, 9 Minnesota jurisdictions, 10 Tennessee jurisdictions, 7 South Carolina jurisdictions and 11 West Virginia jurisdictions; everywhere else we confirm it with the authority — we do not invent a district.

Reverse site-finding

## No address? Describe the site instead.

Most of our work doesn't start with a parcel — it starts with a requirement. Tell REIR the use,
the acreage and the market, and it works backwards through the parcel layer to hand you candidates worth a drive-by.

Illustrative results. Real reports are produced by the system from public records and released by an analyst.

The deliverable

## One PDF. Every figure traceable to the source it came from.

Six sections, sources cited by name, gaps written down instead of modelled over.
Analyst-released — never auto-sent.

**Property snapshot** Owner of record, assessed value and roll acreage — the county's own roll, with its year.

**Zoning & land use** The district where we hold the jurisdiction's layer; for a tower, the siting rule quoted with its section. No by-right verdict — confirmed with the authority.

**Power, fiber & utilities** Nearest named substation and transmission line with kV, serving electric utilities, fiber carriers filing service (FCC), water and sewer service areas where published.

**Site constraints** FEMA flood, NWI wetlands, slope from 3DEP, SSURGO soils.

**Airspace: FCC & FAA** FCC ASR structures and FAA charted obstacles in the ring, with owner; the Part 77 notice listed as a call to make.

**Market intelligence** For a ZIP: vacancy, rents, values, inventory and the REIR market score. For a tower: a labelled national ground-rent benchmark.

**Analyst flags** Anything the source doesn't publish is flagged with the call that settles it — never modelled into a number.

The Aruon standard

## Why the number is worth trusting.

01

### Read at the source

Values and ownership are read from the county's own published roll — never scraped estimates.
A number we can't read is flagged, not guessed.

02

### A human releases every report

Nothing is auto-sent. An analyst reviews each report and personally approves the release — every time,
no exceptions.

03

### Honest about gaps

If a source is down or a record is incomplete, the report says so plainly. You know exactly what was
checked and what wasn't.

How it works

## Three steps. One PDF.

01

### Submit your request

An address, a parcel ID, or a search area plus what you're hunting for. Takes about a minute.

02

### The engine digs

Assessor rolls, zoning code, state GIS, FAA and FCC datasets, utility and fiber layers — pulled from official
sources, each figure with its source and date.

03

### An analyst releases it

Human review, then a clean PDF in your inbox — sources cited, gaps stated honestly, never guessed.
